Conveyancing is the Transfer of legal ownership or an interest in land.

For residential property, you must have a Contract for Sale available to each purchaser, containing all required vendor disclosure documentation before your property is offered for sale. We are experts in Contract preparation and will ensure that your Contract complies with all of the relevant legislation.

No. There is no need to engage a solicitor to act on your behalf for a property purchase or sale. Conveyancers are specialists in the law of conveyancing, and this is the only area of law that we practice in.

If a cooling off applies to the purchaser, you could sign a Contract to secure the property for yourself. This would avoid being gazumped. You would then have a 5 business day cooling off period in order to receive advice in relation to the terms of the Contract, satisfactory pre-purchase inspections and finance approval. Please note that you do forfeit 0.25% of the purchase price to the Vendor if you rescind the Contract during the cooling off period.

The answer is everything!!  There is no cooling off period at an Auction and if the hammer falls in your favour you will be required to sign a Contract immediately and pay a 10% deposit.  Accordingly, it is imperative that you receive advice on the Contract, satisfactory pre-purchase inspections and formal loan approval prior to the Auction. 

If the property is in NSW, Absolutely!!!  We offer complete remote conveyancing services.  Provided you can complete a satisfactory Verification of Identity and have access to emails, we can most certainly act on your behalf.
